What it costs to build in Zimbabwe (2026)

Building costs are driven by three things: the size of what you're putting up, the quality of finish, and where you buy materials. As a rough guide for materials only (labour is separate): a single room runs roughly US$1,500–US$3,000, a modest three-room house several thousand, and a boundary durawall is priced per metre. Cement, bricks, sand and roofing make up the bulk of the bill.

Where builders overpay

Prices for the exact same cement or bricks differ a lot between hardwares, and delivery is where quotes quietly balloon. Pricing your full list once and sending it to a few suppliers for competing quotes - instead of buying piecemeal at one shop - is the single biggest saving on a build.

The materials that drive the cost

On most builds the big-ticket items are cement (bought by the bag, cheaper by the pallet), bricks (priced per thousand), sand and quarry stone (by the cubic metre or by the load), and roofing (sheets by the metre plus timber). Finishes - tiles, paint, joinery - add up on top. Buying the bulk items from a wholesaler and getting them delivered together usually beats buying bag-by-bag retail.
